CADASTRAL SURVEYS:

These are surveys relating to property boundaries that can only be carried out by a Professionally Registered Land Surveyor.

  • Subdivision Surveys: These surveys are done in order to divide an existing property into two or more portions so as to create new erven. It includes the beaconing of the new site boundaries (placing survey pegs at new corner points), the preparation of either a subdivisional diagram, (often referred to as a SG or LG diagram) or a general plan (GP). The obtaining of approval of the SG diagarm or General Plan in order for the new erf/erven to be registered in the deeds office.
  • Servitude Surveys: These surveys are done to create real rights in the deeds office to provide one property / person with access to a portion of another property. Examples are servitude right of ways, pipeline or electrical servitude’s, borehole servitude’s or even servitude’s to store water such as dam servitude areas.
  • Sectional title surveys: These surveys are done in order to divide existing buildings into separate sectional title sections in order for the sections to be registered as separate ownership. Typically, these include the division of apartment blocks, housing schemes and even granny flats / second dwellings. A sectional title scheme can also include the survey and creation of exclusive use areas (EUA’s) that can provide an owner of a particular section with exclusive use to a certain portion of the common property, for example, an EUA of a garden, courtyard, parking bay or even a swimming pool.
  • Beacon relocation surveys / Certificates of identity: These surveys are done in order to clearly mark the corner points of a property and provide a certificate in this regard.

TOPOGRAPHICAL / ENGINEERING SURVEYS:

These are surveys of physical details on a property, including, but not limited to buildings, trees, services and plotting of contours. These surveys are use by architects and engineers to plan development on a property.

SETTING OUT SURVEYS:

These are surveys where points are set out in order to guide construction/development on a property.
